Trending: No Pet, No Lease — This Place Doesn't Just Allow Dogs, It Requires Them

We've all heard of apartment houses that don't allow pets. But one landlord in North Hollywood won't let you rent from her unless you have a pet.

You read correctly. No pet. No lease.

Judy Guth has owned her 12-unit apartment house for some 40 years, CBS Los Angeles reports. And it's been the same since the beginning. You don't even have to pay a security deposit. 

Instead, you get brand new carpeting, reports the LA Daily News

Sounds like a pretty good deal to us.

In the event of an untimely pet passing, Guth has even been known to accompany a tenant to the shelter to select a new four-legged companion, says the Daily News

A sign out front modestly says, "'A Nice Place to Live' with Pets."

Contacted by several members of the media, the Los Angeles City Attorney's office says there's no law against mandating pets. 

Guth, 84, told CBS she's willing to sell the property -- but only if they continue the tradition of keeping it pets-only.

As a cat owner, I had to look high and low before I found a place that allowed her. Had to pay a $200.00 non-refundable deposit and $20.00 monthly additional rent. Nothing was mentioned about declawing and if it was, I would have told them to cram the apartment up their ass. Would NEVER do that to a cat. Yeah, I know there are careless pet owners, but the damages that I have seen the maintenance crew have to repair where I live has nothing to do with pets: holes punched in the walls, light fixtures torn down, cigarette burns in the carpet, doors kicked in.......that's human animals at work.

Finally , a landlord that loves animals ! I live in the Bay Area and have owned a professional pet sitting business for the last 15 years ...I can't tell you how many of my clients either tell me the landlord doesn't know they have pets OR that they only have 1 pet vs 2 or 3 ...I think CHILDREN do damage to things, are noisy etc and a lot of parents are irresponsible but you don't see landlords demanding a deposit for kids ....this landlord is a SAINT !! Way to go ...

yes some plaaces do let you have pets . i found a place in Clearlake , Ca last week and i am moving there so i can have a pet . and they told me before i could ask.

Bless this lady's heart! When I rented out places some years back, I basically did the same thing, though not "officially". It was so difficult for renters who owned animals to find places to live. I found that they cared more about their homes and kept them very clean. These days, here in our area of Ohio, it is still just as hard to find rentals that will allow pets. Americans who live with dogs are no cleaner than the filthy beasts. Americans that think an animal is a human are mentally ill. If you want to live in a kennel with them that is fine but please far away from normal society.

Feel sorry for you, Alek. Obviously you have never experienced the love of an animal (who are more loyal, loving, compassionate, and intelligent than many human beings I have known in my lifetime). Not trying to quarrel here, just saying I'm sorry you've never felt the love.

Jim & John If you move out of the area you just might want to know whats going on in your home town . so let people know whats going on in your old digs and what is going on in your new place and let people know how better things are . but as for pets ,let people know where the best pet places are . wish more people would let pets in the place

Hidell, you can go back where you came from .A lot of fine folks take care of the pets better than them selfs . they will feed the pets first before themself if they are low in funds . if you do not like pets then do not have one . at lease they do not talk back to you . you treat them right they will stay with you forever .

Ken Briggs, "Alek" doesn't deserve a pet; a person w/ such contempt & dislike of animals who is unable to appreciate the unconditional love, loyalty & companionship they offer is the LAST person who should get a pet. I'd pity the poor animal who is subjected to his crappy attitude & meanness.

Elsa this dumb boy needs one of those bark less dog come and take a bite out of his . he should be the one that wears a flie collar. he also should get throw away shoes so he does not step on anything that might dirty up he place . he needs to learn that some pets can savehis life some day .

Alek is what us old-timers used to call a "flamer". He's just trying to incite a reaction and that is what some of you are responding to. The point of the article appears to be that this nice old lady rents to pet-owners-only because of the perceived value that pet ownership imbues the human with care-giving characteristics which would then fall over into the way they treat the rental property. Or she simply likes animals. In either case, it is a bit refreshing.

These are your captive children proxies and you can do what yo want with them; they have no rights.--plus you french kiss them after they lick their rectums of fecal globs and pinworms. Enjoy life in a kennel, freaks.

I find that a common trait with many cats. They condescend to let us live with them, feed them and otherwise attend to their every need ... under constant threat of being ignored. When they want attention, they want it NOW. When they want food, they want it NOW. When they want to be left alone, you get growled at (unless you scruff them firmly behind the head). And when it's time for bed they sit there and talk at you constantly until you give up and shut off the computer and come to bed. It's almost like being married.
