It’s time to get out of dodge, and it needs to happen fast. Winter is around the corner and you want to head south to avoid another year digging out and freezing or maybe a new job beckons. Either way, it’s time to go.  You need your home to sell, and you don’t have a lot of time to mess around. Although nothing in life is guaranteed, a good Realtor who knows your local property market inside and out is the surest way to accomplish a quick sale without losing your life savings or accepting less than your home is worth.

You’re likely wondering where to begin. “How do I know one Realtor from the next?” you may ask.  You want the top professional in your area, but how do you know who this is?  These Realtors, as a rule, frequently sell twice as many homes per year as much as 50% quicker. That’s something worth seeking.

Here are the top five best ways to find these professionals:

  1. Interview the prospective Realtor and ask them about their statistics. Don’t be afraid to ask them how many properties they have sold in the past year, and the average time their properties have been on the market prior to sale. Your local paper may also name the number one Realtor in a various firm and you can always ask other Realtors – they always know who they are competing with for the top spot.
  2. Check the selling strategy of your Realtor– Does the Realtor you’re considering hiring have an extensive network of industry contracts? Access to the MLS? A deep understanding of the Internet and how to use it to market your home successfully? Does he/she have an understanding of where and how to advertise your home?
  3. Drop in on an open house that the Realtor you are considering is hosting. This is a great way to see them in action and observe them in their work environment. If you are unknown to them, you can also use this visit as a way to see how they treat potential buyers – important Intel for sure.
  4. Check out the office and make a few phone calls – Here, you are looking for the knowledge and efficiency of the Realtor and his/her team. You want to make sure your phone calls are returned in a timely manner by a knowledgeable individual. Make sure the office is easily accessible with plenty of parking. You want the staff to be friendly and helpful, and the information you’re seeking should be easy to obtain. If you walk in with a question about a certain listing and it takes a great deal of time to track down the information, you may want to rethink working with this Realtor or realty group.
  5. Make sure you are compatible with the Realtor you plan to hire. Like it or not, you are going to be working closely with this person and sharing some of your most important and personal information – including financial papers. Remember, selling or buying a house can  become personal as people often see their homes as extensions of themselves. You need to be able to trust your Realtor and know that your fear – however unfounded
    – will be listened to. Respect is key.

Moving a home quickly is certainly an achievable task, but having a symbiotic relationship with a Realtor and doing your due diligence ahead of time, will certainly make the task at hand less daunting.
